Joint Venture Program Details
Required with Retreat and Private Mentoring Program. Not avaialble with Self-Guided Workbook Program.
The program fee is due in full OR you take advantage of our payment plan option BEFORE the course will commence. (no credit check required)
Commission. Mentee (student) agrees to partner with Mentor (coach) for his consulting services for the first 3 deals under the Joint Venture Partnership as follows. This is in addition to the program fee.Â
-Deal #1: 50/50 split
Completed DURING the Land Flipping Mastery Course. Mentor will receive 50% of final settlement proceeds* Mentee will receive 50% of final settlement proceeds* * These numbers are calculated AFTER expenses have been paid to subcontractors of Hessler Development. Example: After all expenses, the deal profits $100K, then Mentor will receive $50,000 and Mentee $50,000.
-Deal #2: 40/60 split
Completed after the Land Flipping Mastery Course. Mentor will receive 40% of final settlement numbers* Mentee will receive 60% of final settlement numbers* *These numbers are calculated AFTER expenses have been paid to subcontractors of Hessler Development. Example: After all expenses, the deal profits $100K, then Mentor will receive $40,000 and Mentee $60,000.
-Deal #3:Â 30/70 split
Completed after the Land Flipping Mastery Course. Mentor will receive 30% of final settlement numbers* Mentee will receive 70% of final settlement numbers* *These numbers are calculated AFTER expenses have been paid to subcontractors of Hessler Development. Example: After all expenses, the deal profits $100K, then Mentor will receive $30,000 and Mentee $70,000
-Deal #4+: At this point there are 3 options:
- OPTION 1: Mentee can agree to go out on their own and find their own team of surverys, engineers, architects, design teams, lenders, realtors etc and retain 100% of proceeds. Keep in mind that Mentee can not use any vendors or relationships connected to Hessler Development without prior approval.
- OPTION 2: Mentee will hire Hessler Development's team to assits with deals including Concept Drawings and access to all Hessler Development's resources. As well as Mentor will double check Mentee's work to make sure they are not missing any key elements of deal. The consulting fee is 10% of Net Proceeds or a Minimum of $5,000, whichever is GREATER. Due on settlement day.
- OPTION 3: Mentee will hire Hessler Development JUST for hand-drawn Concept Plan for concept meetings etc. Fee is $1000 for 1st concept drawing and $250 for each revision. If a completely new concept must be drawn the fee is $800 to start over and $250 for each revision. $1000 due immediately at time of request of concept drawing. Should you need housing drawings elevations etc, fee will be on case by case basis. Revisions will be invoiced and due immediately upon receipt. This does NOT include design in CAD or other final designs for marketing etc.
We offer our 100% Student Guarantee* to all retreat attendees & one on one mentees. The guarantee states that you will get your program investment back at your 1st settlement.
*The fine print: You must complete the course in it's entirerty. You must work with Mentor to help you find the best marketable properties. Your 1st deal with a seller must be $50K or more otherwise, it may take you two sales to get your investment back. We do not know how long it may take to get to your 1st settlement so there is no time frame guarantee. Â
